Residential property management
Property management, handled properly.
CMNG Property manages residential rentals end to end — tenant placement, rent collection, maintenance and compliance — so owners can hold property without running it day to day.
Month-to-month agreements. No markup on maintenance.
What we do
Full-service management, not a list of add-ons
Everything below is included in the management fee. We would rather quote one honest number than nickel-and-dime an owner for the work managing a property actually requires.
Tenant placement
Marketing, showings, screening and lease signing — we fill the unit with someone who pays and stays.
Rent collection
Online payments, automatic reminders, and a clear escalation path when rent is late.
Maintenance & repairs
Round-the-clock request intake, vetted trades, and a spend limit you set so routine work never stalls waiting on an approval.
Inspections & compliance
Scheduled condition reports and the paperwork that keeps a tenancy defensible.
Owner reporting
You should be able to answer 'how is the property doing?' without emailing anyone.
Turnovers & leasing renewals
The gap between tenancies is where returns are lost. We plan for it before notice is given.
Why owners stay
The terms are the differentiator
Most management companies describe themselves the same way. What separates them is what is in the agreement — so here is ours, up front.
- One point of contact
- You get a named manager who knows the property and answers directly. No ticket queue, no re-explaining the history.
- No markup on maintenance
- Contractor invoices are passed through at cost. We make money managing the property, not marking up repairs.
- Month-to-month agreements
- No multi-year lock-in. If the service stops being worth it, thirty days' notice ends it.
- Everything documented
- Inspections, approvals, notices and invoices are recorded and available to you. Good records are what protect an owner in a dispute.
Getting started
Four steps from first enquiry to managed
- 01
Property review
We walk the property, look at comparable rents, and tell you what it should achieve and what it would take to get there.
- 02
Management agreement
A plain-language, month-to-month agreement covering fees, approval limits and what we handle without asking.
- 03
Onboarding
We take over existing tenancies or market the vacancy, collect keys and records, and set up the owner portal.
- 04
Ongoing management
Rent lands on schedule, maintenance gets handled, and you get a monthly statement that explains the month.
